If you have ever been on the buying side of real estate, and let’s assume you have since
we are talking about selling a home in Vail, Colorado, then you are probably aware of
how realtors and sales agents tend to be on the seller’s side of things. If not, let me
explain how this happens.
Say you have a home to sell in Vail. What is your first move? That first move is always a
decision: Should you sell the place yourself, or should you hire somebody to help sell it?
Actually, the process isn’t exactly hiring somebody, because money doesn’t flow until
after the sale is closed. What you are doing is letting somebody represent you and present
the property to prospective buyers.
This decision depends on how experienced you are at
house sales. If not very experienced, it is usually worth it to let a professional realtor take
over the sales task.
Now say you have made the decision to sell the Vail home through a realtor. Which one
should you choose? The first thing to do is check with the county to find if there are any
complaints about area realtors on file. You can also check with the Better Business
Bureau, but the county records are open to the public and are absolutely reliable.
If any
local realtor shows up in these files, that’s a red flag when selecting who will represent
you when selling your Vail home.
The next thing to do is check with your neighbors and friends in the area. Some might
have sold Vail property recently, or within the past few years, and they might have
recommendations on particular professionals, or they might have horror stories. Either
way, this helps narrow your selection field.
Visiting with the local realtors who have made this cut is the next thing to do. Think of it
as conducting your own job interviews, where you have the job and the realtors want the
work. This is where selecting a realtor becomes like hiring an employee.
You want to ask
questions that reveal how the realtor will approach the sale of your property, what listings
will be made, and who else will be working with the property, such as sales agents who
aren’t yet licensed realtors. If this becomes the case, you will want to talk with these
other sales agents too.
Vail homes are unique in that they tend to move fairly quickly... The area is prime real
estate country, due to the stability of the economy and its attraction for upscale visitors
from the US and other countries. However, you want the best deal for the property, don’t
you? And even if you would like the property to move ASAP, wouldn’t you want a team
of professionals that you trust to do high-quality work? Sure you do, so the interviews are
worth the time and effort.
Now it comes down to selecting a primary real estate company. This should be relatively
easy – go with your gut feelings about people and the facts at hand. Who has the most
experience and success with sales? Who is the most trustworthy, basing this on your prior
research and the interviews themselves? Now work with your choice and review the
results each week.
How many prospective customers have visited your property? Have
any offers been made? What happens if a buyer wants to negotiate – does this happen
smoothly and confidently? If problems occur with your first choice, you should be able to
select someone else and give them a chance to sell your Vail home.
Keep in mind that you are in control of this process. Until contracts are signed, you can
change who you work with, how much you want for the property, and even take the home
off the Vail market altogether. Meanwhile, keep control and have a good time selling
your Vail home.
